This 23-unit luxurious apartment complex is located in the posh Zafaraniyeh
district of Northern Tehran. The apartments vary in size and scale from 130 to
300 square meters
in 13 different types and designs. The building’s total floor space is 1700
square meters.
The Koohyaar Residential Complex is a seven-story building with four residential
levels, one combined level (lobby + residential units), two-story underground
car park, sports
facilities and infrastructure services. The total area of the complex is 8,000
square meters, with each story occupying 1100 square meters of floor space.
Among the unique challenges in planning this residential complex was a design
that called for 13 different architectural types of apartment models.
These
included two bedroom units with 110-130 square meters of floor space,
three-bedroom units with 150-180 square meters of floor space and four-bedroom
units with 270-300 square meters of floor space.
This task required a very intricate, complicated and precise process of
coordination between different engineering, design and architectural
disciplines. This has a direct consequential effect on the speed, facileness and
precision of project execution in spite of the complex nature of design.
The building has a 250 square meter lobby with a large round-shape void area.
The lift (elevator) ascends and descends through the void in taking residents to
their lofts
in the upper floors.
The whole complex is divided into two eastern and western
blocks, each with its own vertical link consisting of independent staircases and
lifts.
A 300 square meter sports complex inclusive of a swimming pool, children’s
swimming pool, sauna and Jacuzzi is located on the lowest underground level of
the structure, receiving natural sunlight via the southern courtyard of the
complex.
The concrete structure building is fully equipped with a fan coil
system for heating and air conditioning.
